Roof replacement for Northern Virginia homes

When repairs stop making sense, a new roof protects everything underneath it. We replace residential roofs from the deck up, and we start with a free inspection so you know exactly what you are paying for.

Overview

Roof replacement in Fredericksburg and Northern Virginia

A roof is a system, not a layer of shingles. Underlayment, flashing, ventilation, drip edge and the deck itself all decide how long the new roof lasts. A replacement is the moment to look at every one of them instead of covering problems over.

Most asphalt roofs are designed to last roughly 20 to 30 years, and the right time to replace depends on condition, not just age. Our inspection looks at the roof surface, the penetrations and edges where leaks usually start, and the attic side where it can be checked.

Warning signs

Signs your roof may be ready for replacement

Leaks that keep coming back

Repeated repairs in different spots usually mean the roof as a whole is wearing out.

Missing, curled or cracked shingles

Shingles that lift, curl or crack no longer shed water the way they should.

A roof that is 20 to 30 years old

Age alone does not decide it, but it is the point where we look hardest at condition.

Sagging or warped sections

Dips in the roofline can point to deck or structural problems that need attention first.

Higher energy bills

A failing roof and poor ventilation can both make a house harder to heat and cool.

Options

Roofing materials we install

The right material depends on your home, your budget and how long you plan to stay.

Asphalt shingles

The most common residential roof. Affordable, widely available and available in many colors and profiles.

Standing seam metal

Long-lasting, clean-lined and fire resistant. Our specialty, with its own page and project gallery.

Slate

A natural stone roof with a very long service life. It is heavy, so the structure has to be right for it.

Tile

Durable and distinctive, best suited to homes designed to carry its weight.

How it works

What to expect, start to finish

  1. Free inspection

We look at the roof and the areas around it, and talk through what we find before anything is priced.

  2. Options and estimate

We explain the materials that suit your roof and give you a free estimate.

  3. Installation

The old roof comes off, the deck is checked, and the new system goes on layer by layer.

  4. Final check

We look over the finished roof, the flashing details and the surrounding property.

Honest considerations

Things worth weighing

  • A roof replacement that includes replacing damaged decking costs more than one that does not, and the damage is often only visible once the old roof is off.
  • Layering a new roof over an old one can hide problems. Where it is allowed and sensible we will tell you the trade-offs; where it is not, we will say so.
  • Standing seam metal costs more up front than asphalt shingles. It typically lasts much longer, so it suits homeowners who plan to stay.

Questions

Roof replacement: common questions

How do I know if I need a roof replacement or a repair?

Look at how widespread the problem is. A single damaged area is usually a repair. Recurring leaks, widespread wear, or a roof near the end of its life point to replacement. A free inspection will tell you which one applies.

How long does a roof replacement take?

Many residential roofs are replaced in a few days, depending on size, complexity, material and weather. We will give you a realistic schedule when we give you the estimate.

What roofing materials do you install?

Asphalt shingles, standing seam and other metal roofing, slate and tile. We will recommend the one that fits your home and budget rather than the one we would like to sell.

Do you offer free estimates?

Yes. Inspections and estimates are free.

Do you replace roofs on barns and outbuildings?

Yes. We install roofs on garages, porches, barns and other outbuildings, and metal roofing is a common choice for them.
